Permits and permissions for a pool
Building a pool requires a permit or permission. You can follow the process yourself or we can handle it — but either way it has to be settled before excavation.
This is the most frequently skipped subject, and the one that costs the most when it is skipped. Building a pool requires a permit or permission; starting excavation before that side is resolved means taking a risk.
Why it is required
A pool is a permanent structure that loads the ground and contains water services. In most places that brings it within the scope of a building permit or an extension permission. The rules are set by the municipality and by the zoning status of your plot; if there is a site management company or a housing cooperative, it may have its own rules as well.
How the process runs, broadly
First the zoning status and the conditions of use for the plot are established. Then the pool design and, where required, its structural calculations are prepared. The application is made with those documents and approval is awaited. Excavation can begin once approval comes through.
The time it takes varies with the area and with how complete the file is. Starting the permit work as soon as the decision to build is made is far more comfortable than leaving it to the end.
Who follows it up
You can follow the process yourself, or we can run it for you. If you are following it yourself, we prepare the design and calculations and hand them to you; you handle the application and correspondence. When we run it, that work falls within our scope.
It has to be settled before excavation
The real warning is this: if a permit problem arises on a pool where excavation has already started, work stops and an open excavation sits waiting. If it rains the excavation degrades, safety issues arise, and in some cases it has to be dug again. The cost of waiting for a permit is nothing beside the cost of a halted site.
In housing estates and apartment buildings
A pool in a shared area may require a decision by the owners. That is a separate process from municipal permission and generally takes longer; there is a benefit in starting it early.
